Crawl space under a raised house with damp soil, floor joists and a partial vapor barrier

Signs of mold in a crawl space under the house

  • A musty or earthy smell inside, strongest near floor registers, closets or the back of the house.
  • Fuzzy white, gray or dark spots on floor joists, sill beams or the underside of the subfloor.
  • Under-floor insulation that sags, drips or has fallen onto the ground.
  • Soft or cupped wood flooring.
  • Standing water, wet soil or mud left after a storm.

Common causes: summer humidity, ground moisture, poor drainage, plumbing leaks and leftover floodwater.

Why raised New Orleans homes are prone to crawl space mold

New Orleans has some of the oldest housing in the region. The median home in the city was built in 1960, and about 31% of units were built in 1939 or earlier (American Community Survey 2020–2024). Many of those are shotgun houses: narrow, one-story homes typically raised on brick piers over a crawl space. Creole cottages, by contrast, usually sit at ground level.

The space under a raised floor lives at outdoor conditions. From June through August, the average dew point at the airport is about 72 to 74°F (NOAA 1991–2020 normals). Any surface cooler than that, like the underside of an air-conditioned floor or a cold duct, can collect condensation. Wood that stays damp for weeks is where mold grows.

Storms add to it. In September 2024, Hurricane Francine dropped 8 to 9.5 inches of rain on Metairie, Kenner, New Orleans and Mandeville, mostly within a few hours (National Weather Service). A raised floor can stay above water in a rain like that while water stands underneath. Mud and wet debris under a house dry slowly without help.

What a licensed contractor typically does

  1. Inspect and measure

Check wood moisture, soil and drainage, ductwork, plumbing and how the space is vented. Photograph what is found.

  2. Fix the water first

Point out leaks, drainage or gutter problems and duct condensation. A plumber, HVAC contractor or drainage company may need to handle the source.

  3. Remove and clean

Pull wet or moldy insulation and debris, then HEPA-vacuum and clean joists and the subfloor. Badly damaged wood may need repair by a carpenter.

  4. Dry and control humidity

Dry the wood with dehumidifiers and air movers. Then lay a ground vapor barrier, and sometimes seal the space or improve ventilation.

Vapor barriers, encapsulation and vents

A vapor barrier is plastic sheeting over the soil that keeps ground moisture out of the wood. Encapsulation also seals the walls and vents and dries the space with a dehumidifier or conditioned air. Ventilation keeps it open to outside air.

In a humid Gulf climate, outside air in summer is often wetter than the wood it passes over, so ventilation alone may not dry a crawl space. Sealing has trade-offs too: it costs more, needs drainage that can handle a heavy rain, and depends on equipment that stops working when the power goes out. Ask each company which approach fits your house. Wood rot and termites often come with crawl space moisture, so ask about those too.

Health note

EPA and CDC describe mold's main health effects as allergic and irritant reactions, such as a stuffy nose, itchy eyes, coughing or wheezing. People with asthma, allergies or weakened immune systems may be more sensitive. If anyone in the home has symptoms, see a doctor.

When to call a company and when to do it yourself

EPA says homeowners can usually handle mold that covers less than about 10 square feet. In Louisiana, owners and tenants may do their own mold work without a license (R.S. 37:2157). Crawl spaces are tight and dirty, and often hold more growth than you can see from the door.

Call for quotes when growth covers more than a few joists, insulation is wet, there was floodwater under the house, or the smell is inside the living space. If you're not sure how far it goes, an independent mold inspection can help.

Questions to ask before you hire

Louisiana requires a Mold Remediation license from the Louisiana State Licensing Board for Contractors (LSLBC) for mold remediation projects of about $7,500 and up (La. R.S. 37:2150.1). Before you sign, look up the company's license on the LSLBC website.

  • The company's LSLBC license number and classification. Look it up on the LSLBC website before you sign.
  • A written contract signed and dated by everyone, with the license number, a description of the work, the total price and current insurance certificates (R.S. 37:2159).
  • Proof of at least $100,000 in liability insurance and workers' compensation coverage (R.S. 37:2156.1).
  • A written report of what was found and what was done (R.S. 37:2158).
  • If you want testing, a separate company for it. In Louisiana, a mold remediation contractor may not also do the mold assessment on the same property, or own the company that does (R.S. 37:2158).
  • Whether vapor barrier, sealing or dehumidifier work is included, and how it handles drainage in a heavy rain.

Crawl space mold FAQ

Can mold in a crawl space get into the house?

It can affect the house. In older raised homes, air from the crawl space can move up through gaps in floorboards, around pipes and through wall cavities, carrying a musty smell with it. Growth on joists or the subfloor can also spread to flooring that stays damp. Fixing the moisture under the house usually matters more than cleaning the visible spots.

Is white mold in a crawl space a problem?

White, fuzzy growth on wood or soil is often mold and means the area is staying damp. A white, crusty powder on brick piers is often efflorescence, a mineral deposit left by moisture moving through masonry, not mold. Either way, it points to moisture worth fixing. A company can look at it, or an independent inspector can sample it if you need to know.

Should I seal my crawl space or keep the vents open?

It depends on the house. Many New Orleans raised homes were built to breathe through open piers or vents, while sealed and conditioned crawl spaces need a vapor barrier, air sealing and a way to control humidity. Ask each company to explain its choice for your house, what it costs to run, and how it handles drainage after heavy rain.

How much does crawl space mold removal cost?

Fixr's August 2025 estimate for crawl space mold work is $500 to $2,000. Vapor barriers, insulation replacement, wood repair and drainage are often priced separately. Quotes from New Orleans-area companies vary with height under the house, access and how much material comes out.
