New Orleans, LA

New Orleans has the oldest housing in the metro. The median home was built in 1960, and about 31% of housing units were built in 1939 or earlier. The city had 362,154 people in the Census Bureau 2025 estimate, and about 49% of households rent.

Many older homes are shotgun houses and cottages raised on brick piers over crawl spaces, which stay damp in a climate with about 63 inches of rain a year and summer dew points around 72 to 74°F. Storm history adds to it: Katrina in 2005, Isaac in 2012, Ida in 2021 and Francine in 2024.

A note on parishes

The area covers five parishes: Orleans (New Orleans), Jefferson (Metairie, Kenner, Marrero, Harvey, Gretna), St. Bernard (Chalmette), St. John the Baptist (LaPlace) and St. Tammany (Slidell, Mandeville, Covington). State rules are the same everywhere. Louisiana requires a Mold Remediation license from the Louisiana State Licensing Board for Contractors (LSLBC) for mold remediation projects of about $7,500 and up (La. R.S. 37:2150.1). Before you sign, look up the company's license on the LSLBC website.

Local rules are not the same. Mold cleanup itself usually isn't permitted work, but in New Orleans drywall replacement generally needs a permit, as do electrical, plumbing, roofing and historic-district exterior work. Your rebuild contractor should pull it. Other parishes have their own rules, so ask the contractor what applies where you live.

Whatever your town, the same services apply: mold removal, mold inspection and testing, mold after flooding, crawl space mold and mold in rentals. For prices, see the cost guide.
