Signs and common causes
- Gray, black or pink spots on the ceiling, usually in the corner above the shower.
- Dark grout lines or caulk that won't come clean.
- Peeling or bubbling paint, or ceiling drywall that sags.
- Loose tile or soft drywall around the tub or behind the toilet.
- A musty smell in a closet or room next to the bathroom.
Causes range from steam with nowhere to go, to slow leaks at a shower valve, drain, wax ring or supply line, to a roof leak or a bathroom upstairs.
Why bathrooms in New Orleans stay damp
New Orleans gets about 63 inches of rain a year, and summer dew points average about 72 to 74°F (NOAA 1991–2020 normals). When outdoor air is that humid, a bathroom dries only while the fan or the AC pulls moisture out. EPA suggests keeping indoor humidity below 60%, ideally 30 to 50%.
Housing matters too. The city's median home was built in 1960, and older bathrooms may have no exhaust fan at all, or a fan that vents into the attic instead of outside. In a two-family double, a leaking tub on one side can show up as a stain on the other.
Exhaust fans: the cheapest fix
- Run the fan during every shower and for about 20 to 30 minutes after.
- Check that the fan vents outdoors through the roof or wall, not into the attic.
- Hold a tissue to the grille. If it doesn't pull, clean or replace the fan.
- Wipe down shower walls and leave the curtain or door open to dry.
- Fix dripping fixtures and replace cracked caulk and grout.
A new fan or vent run usually needs an electrician, and a roof penetration needs a roofer. Those trades are separate from mold work.
What a licensed contractor typically does
Find the moisture
Use a moisture meter around the tub, shower, toilet and ceiling to see whether the problem is surface humidity or a leak.
Contain the area
Close off the bathroom with plastic and protect the hallway so dust doesn't travel through the house.
Remove and clean
Cut out moldy drywall or ceiling board, remove failed caulk, and HEPA-vacuum and clean framing and hard surfaces.
Dry and hand off
Dry the framing, then hand off to a plumber, electrician or tile and drywall contractor for repairs and rebuild.
If the mold came from a roof leak into the ceiling, see attic mold removal. For larger jobs, see mold remediation and removal.

Retiling, new drywall, plumbing repairs and a new exhaust fan are usually separate. Mold cleanup itself usually isn't permitted work, but in New Orleans drywall replacement generally needs a permit, as do electrical and plumbing work. Your rebuild contractor should pull it. Other parishes have their own rules. More on pricing in the New Orleans mold remediation cost guide.
Health note
EPA and CDC describe mold's main health effects as allergic and irritant reactions, such as a stuffy nose, itchy eyes, coughing or wheezing. People with asthma, allergies or weakened immune systems may be more sensitive. If anyone in the home has symptoms, see a doctor. Keep anyone sensitive out of the room while it's being cleaned.
When to call a company and when to do it yourself
EPA's guideline is about 10 square feet, roughly a 3 by 3 foot patch. Below that, most homeowners can clean surface mold on tile, tubs and painted ceilings. In Louisiana, owners and tenants may do their own mold work without a license (R.S. 37:2157). Renters should report it to the landlord in writing first; see mold in rentals and apartments.
Call for quotes when the patch is bigger, drywall is soft or stained through, the mold comes back after cleaning, there's a leak inside the wall or floor, or someone in the home has asthma or a weakened immune system.
Questions to ask before you hire
Louisiana requires a Mold Remediation license from the Louisiana State Licensing Board for Contractors (LSLBC) for mold remediation projects of about $7,500 and up (La. R.S. 37:2150.1). Before you sign, look up the company's license on the LSLBC website. Many bathroom jobs come in under that line, so it is worth asking whether the company holds the license anyway.
- The company's LSLBC license number and classification. Look it up on the LSLBC website before you sign.
- A written contract signed and dated by everyone, with the license number, a description of the work, the total price and current insurance certificates (R.S. 37:2159).
- Proof of at least $100,000 in liability insurance and workers' compensation coverage (R.S. 37:2156.1).
- A written report of what was found and what was done (R.S. 37:2158).
- If you want testing, a separate company for it. In Louisiana, a mold remediation contractor may not also do the mold assessment on the same property, or own the company that does (R.S. 37:2158).
- Who fixes the leak and who does the rebuild, and whether those costs are in the quote.
Bathroom mold FAQ
Can I clean bathroom mold myself?
Usually, if it covers less than about 10 square feet (EPA's guideline). Run the fan, wear gloves, goggles and an N95 mask, scrub hard surfaces with detergent and water, and dry them. Don't mix bleach with ammonia or other cleaners. Replace moldy caulk. Mold that comes back through paint, or soft drywall, means the moisture is inside the wall or ceiling.
Why does mold keep coming back on my bathroom ceiling?
Usually the room isn't drying. The exhaust fan may be too small, not vented outside, or turned off too soon. Steam meets a cool ceiling and condenses, especially under an attic or in a room with a cold supply vent. A leak from a bathroom above, a roof leak or a plumbing leak can also feed it. Fix the moisture before repainting.
How much does bathroom mold remediation cost?
Fixr's August 2025 estimate for bathroom mold work is $500 to $1,500. If drywall, a tub surround or subfloor has to come out, add the rebuild by a separate trade. New Orleans-area quotes vary.
Does bathroom mold mean there's a leak?
Not always. Surface spots on grout, caulk and ceiling paint are often from shower humidity alone. Soft drywall, loose tile, stains that spread or a musty smell in a hallway or closet next door point to a leak in the wall, under the tub or from above.
